There are three concurrent review processes that the City is undertaking in relation to this site, where the applicant is proposing a 3-storey residential building with 10 dwelling units. The first process is the site plan approval, which is the City’s regular process when reviewing any new building. The second process is an application to the Committee of Adjustment for a number of minor variances from zoning by-laws that the developer is looking to get approved. The third process is City-driven, which is a heritage preservation review that will be coming to Community Council this month and City Council in early June. You can see links with detailed information for each of the three review processes at the end of the letter.

I have received many communications highlighting concerns with height, massing, tree preservation, and the heritage value and preservation of the existing building at #103. Those concerns are being actively looked into as part of the review process by a number of City divisions. In addition to the concerns noted above, traffic impacts and parking concerns are also something that I have asked staff to investigate in detail, as they have potential to have impacts on the wider community.

My office is organizing this public meeting to facilitate constructive dialogue and open communication between the applicant, community, and City staff. I want to make sure that your feedback is heard directly by the applicant, while ensuring that City staff are available to speak about any outstanding questions or concerns you may have. I have invited staff from Community Planning, Urban Design, Transportation Services and Heritage Preservation Services to attend the meeting. Both City Planning and the applicant will give brief presentations and the majority of the meeting will be left for a community discussion and Q&A.
