On behalf of our community, I told both the developer who owns 63-91 Montclair, and the city’s planning staff, from the moment we learned about this proposal that I am strongly opposed to this development.
I believe that the scale of the built form is far too excessive for the site and I’m very concerned about how it would adversely affect Montclair, given that it’s a small dead end street- along with impacts it will have on Lower Village Gate and other adjacent properties. Unlike the developments on Spadina (which is designated mixed use and is under a different set of guidelines), Montclair is within what is designated as an “apartment neighbourhood”, and I am reviewing what our options are considering both provincial planning policy and the city’s official plan.
I am also actively engaging city staff, including planning, transportation services, legal and every other relevant division to address our concerns.
Now that the developer has formally submitted their application, the local city planner is a reviewing it and has informed us that the earliest she can provide a preliminary report to Community Council is in September. At that meeting, I will then have an opportunity to move a motion to hold a community meeting soon after, and there will be a notice delivered to residents by Canada Post. I will also ensure you receive an email from my office.
I will also add your email address to a list that we’ve compiled of people interested in being kept in the loop, to share any information that I receive with you.
Many of the detailed questions that we are receiving will be able to be answered once the planner and other city staff fully review the application. As soon as I receive their preliminary report, I will share it with you and others on our email list.
I know how stressful this might be for you, especially in the midst of a pandemic, for a development of this scale to be proposed in Forest Hill Village. I want you to know that I will do everything possible to reflect, and represent, our community at every step of this process.
I can assure you that there will be far more detailed information for us to review in the early Autumn once we receive the planning staff’s preliminary report. I will be watching this very closely.
Meanwhile, I encourage you to share your concerns about the proposal, and ask any questions you might have, with the city planner who is reviewing the application.
